Who owns/manages El Cubil?

El Cubil is owned by a group of Costa Rican investors with strong economic interests in Real Estate, providing expertise and local know-how in the Guanacaste Region. Our project it´s been managed by a local administration firm.


Will El Cubil have security?

Yes, 24/7 security.


Is there medical assistance located near the project?

The Liberia hospital is half an your away from El Cubil, and currently the CIMA Hospital is being built just 15 minutes away. The CIMA Hospital is an internationally renowned hospital, among the best in the western hemisphere. Its new facilities are to be completed during the month of November of 2011.


Which is the closest airport located near El Cubil?
The Daniel Oduber International Airport (LIR) is only 15 minutes away from El Cubil. With daily flights to most major cities in the US, its the best alternative for air travel.





What is the HOA amount?

The amount is 350 US Dollars per month.


What does the HOA fees cover?
Common areas maintenance (pool, gardens, etc) elevator, 24/7 security, exterior lights.






Will you approve upgrades to the features list at buyers expense?

Yes we do approve upgrades to the features at buyers expense.


How much are Real Estate taxes?

Real Estate Taxes are 0.25 percent of the value of the property per year.


How much are closing costs and what do the closing costs include?

Closing costs typically are divided as follows:
- 1.50 percent of the value of the property for Transfer Taxes.
- 0.85 percent of the value of the property for Municipal and Registry Stamps.
- 1.25 percent of the value of the property for Notary Services and Registration.
- $600.00 for escrow fees.
- $600.00 for a corporation (not mandatory, but advisable).
- 1 percent of the value of the property for title insurance (not mandatory).


Do I need a Lawyer?
You should always retain individual counsel. We can provide a list of respectable attorneys in the area that may assit you with closing.






How long does it take to close?

Through our "Express Closing" you can close within a week!


Do I have to be in Costa Rica at closing?

No. There a ways to perform absentee closings.


What type of financing is available?
We offer in-house developer financing with no FICO or Income Verification... everyone will be approved - you can move to your new condo in El Cubil in less than a week! We have four loan programs at 80% LTV (20% down), 75% LTV (25% down), 50% LTV (50% down), and 40% LTV (60% down). Rates starting as low as 5.99%. No prepayment penalty - 24hr approval! What type of insurances are available?

The condominium has the building insured. Internal content insurance is advisable.

All Sales are managed by Compass Group International.




Do you offer Co-Broke with outside Broker/Agent's?

Yes, we offer a 3% Co-Broke to all real estate professionals in and outside of Costa Rica. Our seem-less process is very simple. Send us a "warm-lead" and our sales staff will handle the rest, when the sale closes you will be paid a full 3% commission for just a "WARM-REFERRAL!" We corporate with all sales organizations in all countries - you do not need to have a real estate license to send us referrals. All sales relationships are managed through Compass Group International.
